         Acquisitions 
         Lahav Investments is constantly looking for valuable purchases
   of Retail Real Estate. We are able to properly assess and build
   value of acquired properties through our experienced network of
   sales, leasing and management professionals under one roof.
 
              Lahav Investment's acquisition criteria:
   Value Added shopping centers. These properties will be located
   within the western region and will be within a three hour flight from
   Los Angeles, preferably within Los Angeles. The reason behind this
   is GLCPM's ability to manage the properties with it's hands on
   expertise. These properties are probably mismanaged and leasing
   has not been done correctly. The holding period for these properties
   will not exceed 5 years, so below market rents do not play a major
   factor. The current cap (not proforma) rate should not be below
   6.5%. Key deciding factors for these properties will be high traffic
   counts and location (hard corner and neighboring anchors).

       Single Tenant, NNN properties. These properties can be located anywhere in the US. These
      types of properties will most likely be purchased as a portfolio. The minimum cap rate for these
      deals is 9%. A key deciding factor in deciding the value of the property is within the credit
      worthiness of the tenant.
